Snake plants have a reputation as nearly indestructible, which makes brown, crispy leaf tips feel confusing when they show up. The plant is tougher than most, but it’s not immune to stress — and a few of the most common causes catch people off guard precisely because they don’t expect a “hard to kill” plant to be this sensitive to them.

Overwatering and root rot

This is, somewhat counterintuitively, one of the most common causes of tip dieback on snake plants. Snake plants store water in thick, fleshy leaves and roots adapted to arid conditions, so soil that stays wet for extended periods suffocates and damages the roots. Once roots are compromised, they can’t reliably move water and nutrients up through the leaf — and the tip, being the point furthest from the root, is often the first part to show the resulting stress as brown, dry tissue, even while the soil itself is soggy.

This is the trap: the symptom looks like underwatering (a dry, browning tip) but the cause is the opposite. Check the base of the leaves and the soil — mushy, dark, or foul-smelling roots or a base that’s gone soft and discolored point to rot rather than drought stress.

Fix: let the soil dry out completely between waterings, and if you suspect rot, unpot the plant and trim away any soft, brown roots before repotting into fresh, fast-draining soil. Low humidity or dry air

Thin, papery browning that starts right at the tip and creeps down is often just a response to dry indoor air, especially near heating vents or in winter. Snake plants tolerate dry air far better than most houseplants, but prolonged very low humidity can still stress the tips first, since that’s the part of the leaf furthest from the water-storing base.

Fix: this rarely needs a dedicated humidifier for snake plants specifically, but moving the plant away from heating vents or direct AC airflow usually resolves it.

Fluoride or salt buildup from tap water

Snake plants are notably sensitive to fluoride, chlorine, and dissolved salts that build up in the soil from regular tap water over time. This shows up as tip and edge browning that develops slowly across older leaves, often with a slightly yellow halo between the brown and the healthy green tissue.

Fix: switch to distilled water, rainwater, or water left out for 24 hours to let some chlorine dissipate, and flush the soil thoroughly every few months by running plain water through the pot until it drains freely, which helps carry accumulated salts out. Physical damage from handling

Snake plant leaves are stiff and upright, which makes them easy to bump, bend, or crease during cleaning, moving, or repotting. A damaged spot doesn’t heal — it dries out and turns brown, usually with a more irregular or angular shape than the tapering brown you’d get from a water-related cause.

Fix: nothing to fix here beyond trimming the damaged tip with clean scissors if it bothers you cosmetically; just handle the leaves by the base rather than gripping the blade when moving the plant.

Underwatering

Less common than overwatering for this plant, but possible, especially in a small pot in a bright, warm spot. True underwatering produces uniformly dry, slightly wrinkled or thinner-looking leaves in addition to brown tips, and the soil will be bone dry throughout, not just at the surface.

Fix: water thoroughly and go back to checking soil moisture before every watering rather than watering on a fixed schedule.

A rootbound pot with fertilizer salt buildup

A snake plant left in the same small pot for years, especially one that’s been fertilized regularly, can accumulate enough salt in the limited soil volume to burn the leaf tips, and cramped roots make the plant less able to buffer against it. This tends to affect most or all of the leaves at once, unlike physical damage, which is usually isolated to one or two leaves.

Fix: flush the soil with plenty of plain water, cut back on fertilizer, and consider repotting if the plant hasn’t been moved to a larger pot in several years.

Putting it together

Check the soil and the base of the leaves first — wet soil with soft roots means rot, bone-dry soil means underwatering, and normal moisture with slow, gradual browning across older leaves points toward water quality or salt buildup. Isolated brown spots with sharp, irregular edges are usually just physical damage and not worth worrying about.
